Storm risks in coastal Georgia
Liberty County sits just inland from the Atlantic, with tidal marsh along its eastern side near Midway and the Colonels Island area. Hurricane season runs June 1 through November 30. Tropical systems bring wind-driven rain through roofs and windows, while slow-moving storms can drop several inches of rain and overwhelm drainage ditches and low-lying neighborhoods.
Flood vs. storm damage โ it matters for insurance
Standard homeowner policies usually cover water that enters from above โ a roof damaged by wind, for example. Rising surface water from outside is generally flood, which typically requires a separate flood policy (often through the National Flood Insurance Program). Document how water got in; it determines which policy responds.
After the storm: safety first
- Don't enter a flooded building until power is off and it's structurally safe.
- Treat floodwater as contaminated (Category 3) โ wear boots and gloves.
- Photograph water lines on walls before cleanup starts.
- Throw out food that contacted floodwater.
- Watch for snakes and fire ants displaced by water.
